• What is a Cooperative? •
Many who have inquired about Michigan Shores Cooperative have asked that question.
Michigan Shores Cooperative is a Michigan not for Profit Corporation. The cooperative
is a business and must be operated accordingly.
A Membership Certificate entitles the holder the exclusive right to live in a specific
apartment plus one vote that may be cast at the Cooperative’s Annual Meeting held
on the third Thursday of the month of April.
The purchase of a Membership Certificate also includes any improvements, appliances,
carpeting, and draperies, air conditioning contained within the specific apartment.
There is a monthly membership charge, which is utilized for all the costs involved
in conducting the daily business of the Cooperative.
The maintenance of the building, the building’s systems, including cable, and grounds
are the responsibility of the Cooperative. The member is responsible for their phone
and apartment electrical usage.
If a member desires to redecorate their unit to compliment their personal tastes,
prior approval must be obtained from the Board of Directors and Cooperative Service
Director.
The Cooperative maintains the public areas, and grounds but each resident is encouraged
to keep their patios and decks attractive. The Cooperative management is ready to
work with members in this regard.
A Cooperative is a self-governing entity with rules and policies, which are developed
by a Board of Directors, consisting of all members, and volunteer membership committees.
Members are encouraged to participate and contribute their talents to these volunteer
programs. The sharing of members “talents” has resulted in initial investment and
membership fees considerably less than mortgage or rent payments.
When a member, for any reason, determines they wish to give up their membership in
the Cooperative, their original purchase price plus one percent, yearly, is reimbursed.
